
The area around LUX will become the central hub: This is where the "House of Games Berlin" is being built.
At this central Berlin location at Rotherstraße 8-11 – directly adjacent to the Warschauer Straße S-Bahn and U-Bahn station – numerous companies from the national and international games ecosystem will move into their new, dedicated and shared offices starting in 2026, occupying up to 15.000 square meters. The necessary construction work for the "House of Games Berlin" will begin shortly in the historic yet state-of-the-art building complex. The property is currently under construction.
First tenants already known
Numerous prospective tenants, including the “House of Games Berlin” steering committee, Ubisoft Berlin as anchor tenant, the USK (Entertainment Software Self-Regulation Body) and the Digital Games Culture Foundation, which are supported by the game association, the operator of the “House of Games Berlin”, Wista Management GmbH, and medianet berlinbrandenburg eV, have – as well as many other industry players – already expressed concrete interest in renting the “House of Games Berlin” and are in some cases already engaged in detailed contract negotiations.
The “House of Games Berlin” – a vision for the capital and beyond
The vision is to create a vibrant, creative hub with the House of Games Berlin, reflecting the entire games and creative technologies ecosystem. Through a collaborative approach, exemplified by shared spaces such as meeting and workshop rooms, podcast recording studios, lounge areas, and event spaces, networking and collaboration will set new standards, showcasing the innovative power of the capital region. The House of Games Berlin aims to generate national and international recognition and significantly contribute to Berlin's development into a leading games hotspot. The goal is to bring together a steadily growing network of national and international game studios, startups and indie studios, esports players, technology providers and service providers, agencies, associations and clubs, cultural and research institutions, and freelancers under one roof, all of whom will benefit from the numerous networking opportunities. Kai Wegner and Franziska Giffey explained to the assembled guests the outstanding importance of this project for the capital region. As a symbolic act to announce the location, the Governing Mayor and the Senator simultaneously pressed the "Play" button on an oversized gaming controller to underscore the significance of the launch of the "House of Games Berlin." The "House of Games Berlin" is being significantly supported by the Berlin Senate Chancellery with €4,6 million in investment funding for the building's expansion and is also a key project of the current Berlin coalition agreement.

About the property “LUX”:
The site was built in the early 1900s. Known as the "lamp city," it served as the production and administrative center for Deutsche Glühlicht AG, which later became OSRAM. After World War II, the site housed the NARVA combine, then known as the NARVA Kombinat, with more than 5.000 employees. In 1963, a glass-enclosed continuous-burning laboratory was added to the tower. Between 1993 and 2000, the buildings were modernized and converted into a contemporary office complex.
